Our Fees and Pricing Structure

If you are only shopping price and expect a thorough inspection you will dissapointed... A complete comprehensive Engineer/Home Inspection does not come cheaply. "A Comprehensive Inspection Isn't Cheap...and a Cheap Inspection Isn't Good"  We are competitive and fairly priced for the thoroughness of the inspections we provide and what we include in each inspection.

At Precision Home Inspection of America we take the time necessary to inspect every aspect of the home with TWO (2) Experienced NY State Licensed Inspectors. We are in the business of providing our clients with the most comprehensive Engineer/Home Inspection allowed by NY State and to provide exemplary service and value.

We have perfomed many inspections and have never found two properties exactly alike. Yes, there may be similarities but every home and new owner will interact differently, uniquely! Each property deserves time and patience to unearth as many hidden secrets as possible.

The more windows, doorways and other components, the more questions. Our goal is to show you what, why and how objects function while always looking to secure your safety while limiting your negative surprises.

 

Our Full Inspection includes:

  •  2  NY State licensed inspectors completing inspection  (1 of these inspectors will always be either  Hank  or Lee Jaworowski,  co-owners)
  • Picture diagrammed inspection report which includes approximate repair/replacement costs delivered electronically within 24 hours
  •  2 Informative books on home systems/maintenance and how to complete a home remodeling project
  • Termite inspection and termite certificate
  • 100 Day third part insurance company warranty on items inspected
  • Unlimited phone consultation after inspection completed

 

Below is a guide on how we determine our inspection fees (if you cannot determine our inspection fee from below then please give us a call and we would be happy to discuss our fees with you 631-360-7722    ) :

  1. Property consists of a maximum of 3 bedrooms and 1 bath and the interior square footage (not including basement or garage) is not more than 1000 square feet, house is built on a slab or an unfinished basement    (see additional costs below if applicable)  - $400
  2. Property consists of a maximum of 5 bedrooms and 2 baths and the interior square footage (living area) is not more than 1500 square feet, house is built on a slab or unfinished basement (see additional costs below if applicable) - $450

·         Finished basement - $50

·         Additional bathroom  (1/2 or full) - $35 per bath

·         Additional bedroom - $25 per room

·         Additional  square footage per  500 square foot increments - $50 per increment

·         Inground pool - $65,  Inground pool winterized-$35

·         Sprinklers - $35

·         Garage (maximum 2 car attached or detached) - $35

·         Energy inspection and separate report - $125

·         Bulkhead - $75

·         Additional kitchen - $50 each

·         Screened in porch - $35

·         Additional electric service - $35            

                 

The Services That We Offer Are As Follows:


1) Full Inspection - A detailed analysis of the property. 

Our Full Inspection Report includes pictures and detailed narratives.Our report is easy to read and includes a table of contents, inspection overview, summary page and repair costs. All our full inspections include a wood boring insect inspection (termites) and a termite certificate for your lender.

Along with our Full Inspection you also receive a copy of "Home Journal How To Operate Your Home"  by Tom Feiza ($24.95 value). This “owner’s manual for your home” is a perfect guide for operating and maintaining a home. Not just a repair manual, this book gives owners the information they need to properly operate their homes – just like an owner’s manual for a car. More than 400 illustrations and 352 pages with simple text describe the systems in a home. Includes maintenance schedules, a list of product manufacturers, and service guides.

We also include a copy of "Don't Let Anyone Work On Your Home Until You Read This Book" ($29.95 value) in our Full Inspection. These two books alone will wind up saving you time and money in your home maintenance and home improvements.

2) Seller Inspection
- Precision Home Inspection of America’s Seller Inspection Program allows you to have your home thoroughly inspected with little upfront costs. The major part of the inspection cost is only paid if you sell the property.

3) Pre-Listing Four Point Inspection Report - This report contains the analysis of the Heating/AC, Plumbing, Electrical and Roofing Systems. Data is collected and a summary is written at the site. This type of report costs less than our Full Inspection Report. This is an ideal report for someone thinking of selling their home or someone who wants to know the condition of a home's major components. This report will give a clear understanding of any major stumbling blocks affecting the selling or buying of a particular property.

4) Home Energy Inspections

We offer Home Energy Inspections either during a standard home inspection or separate from our standard inspection. We conduct a brief walk-through of the home and collects 45 data points related to home energy.

We then enter the data into a web-based energy calculator developed by the Lawrence Berkeley National Laboratory in collaboration with the U.S. Department of Energy to:

  • estimate the home's yearly energy usage;
  • pinpoint potential energy inefficiencies;
  • calculate a score based on these estimates; and
  • develop recommendations for energy improvements.

5) Final Walk Through Inspection
We would like to help you by letting us perform the final walk through inspection for you. We will not only inspect all the items that we normally inspect on our full inspection but we will inspect any items that were contracted to be fixed prior to closing.

Let us take the guess work out of your final walk through.

We offer this service in conjunction with prior inspections we already have performed or we will perform this necessary inspection on properties we have not already inspected.

6) Radon Testing
Radon, the second leading cause of lung cancer, is a radioactive gas emitted from the ground that may seep into the home.

7) Termite Inspection   (Always Included in Full Inspection)
Wood boring insects of wood damage to a home. We inspect for a variety of insects including termites, carpenter ants, and wood boring beetles. We also inspect for wood fungus and mold. Included in all our full inspections. This inspection is always included in our full inspection and is performed by a NY State Licensed Specialist. We also provide your lender with the neccesary termite certificate
