View Recent ReportOur Long Island Home Inspection Reports and New York Home Inspection Reports are the most thorough you will find anywhere. On this page we take you through the various types of reports that you find on the market and why our exclusive picture diagrammed narrative report is the most comprehensive and user friendly that you will find. We also include cost estimates on items we find that are in need of repair. There are four basic types of inspection reports: Checklist Reports, Modified Checklist Reports, Narrative Reports and Picture-Narrative Reports.
Checklist ReportsA checklist report gives limited assessments of some items, but little additional information. A roof may be described as new, old, fair, poor, worn, leaking, etc. No information is typically provided regarding remaining life expectancy, type of problems, etc. The following is an example excerpt from a checklist report:
In reality, a Checklist Report provides you with very limited information. A Checklist Report requires that you draw conclusions regarding the inspection findings. A checklist report is also limited in its ability to communicate information. Modified Checklist ReportsMany pre-purchase inspection reports are prepared using a Modified Checklist Report. The Modified Checklist Report is a Checklist Report with space added for writing comments. A condition maybe chosen and information added. For example:
Adding even one sentence provides more information than is found in a Checklist Report. The Modified Checklist Report can be prepared on-site and normally hurried through in the inspectors handwriting (which may or may not be legible) and lacks important information. Narrative

"The first floor was not level due to the main metal support post being tilted. The tilting of the metal post was caused by a substandard footing inderneath the post in the floor of the basement. A new footing, installed according to current code, needs to be placed under metal pole and proper leveling done."

Narrative statements should explain the problem/condition, what the causes are, and how to rectify the situation. The only item missing from this type of report are pictures that are diagrammed. Pictures give the report clarity with visual viewing of where the problem exists and what it looks like.
Picture-Narrative Reports combine diagrammed pictures with short narrative statements and are by far the most comprehensive and most easily understood reports available. By utlilizing diagrammed pictures we can show the actual condition and location of the problem, no guess work needed. We also include approximate repair costs for items noted on the report.
All our reports include a summary page at the beginning of the report of all items that need immediate attention. This format makes the report that much easier to use to either renegotiate price or to figure repair costs.

Asphalt driveway is at the end of its lifespan. Alligator cracks and substandard asphalt are prominent on all driveway areas. Driveway needs replacement. Contact specialist for estimate to replace.
